Why We Don’t Allow Links, Phone Numbers, WhatsApp, or Similar Contact Details in Property Listings

Diego Quesada

At Terra Costa Rica, we believe in building a modern, transparent, and results-driven real estate platform, designed to benefit both property advertisers and people actively looking for a home or investment.

From the beginning, we made a deliberate decision regarding how communication works on our platform:
we do not allow external links, email addresses, phone numbers, WhatsApp details, or similar direct contact information inside the description of property listings.

Below, we explain why this decision exists and how, despite this, communication is always direct between interested buyers and advertisers.

Communication is ALWAYS direct (through the platform)

First, let’s be very clear:

👉 We never block communication between buyers and advertisers.

All listings on Terra Costa Rica include:

  • Direct contact forms
  • Clear call-to-action buttons
  • Integrated messaging and contact tools

The difference is that communication happens through Terra Costa Rica’s official channels, ensuring a safer, more professional, and measurable experience for everyone.

Why don’t we allow contact details in the listing description?

1. To protect the quality of the platform

Allowing phone numbers, emails, or external links inside listing descriptions quickly turns any platform into a basic classifieds board, where:

  • Each advertiser manages contacts separately
  • Quality becomes inconsistent
  • The user experience becomes fragmented

Our goal is not to be a listing board, but a professional real estate platform.

2. To provide real statistics and insights

One of the core benefits of using Terra Costa Rica is access to meaningful data:

  • Listing views
  • Contact requests
  • Engagement metrics

If communication happens outside the platform, those insights are lost.
Keeping all interactions within the platform allows advertisers to measure performance and improve results.

3. To prevent spam and low-quality content

Open contact fields often lead to:

  • Copied listings from other portals
  • Irrelevant external links
  • Promotional content unrelated to the property

By centralizing communication, we help ensure that listings remain clear, relevant, and trustworthy.

4. To deliver a better experience for buyers

From the buyer’s perspective:

  • Phone numbers written inside text
  • Non-clickable or unclear links
  • Disorganized contact information

creates friction and reduces confidence.

Clear contact buttons and structured communication paths improve usability and increase the likelihood of meaningful inquiries.

What about visibility and enhanced listing options?

Enhanced and premium options on Terra Costa Rica focus on:

  • Increased visibility
  • Better presentation
  • Higher exposure
  • Stronger conversion performance

Not on bypassing the platform’s communication system.

This ensures that:

  • Advertisers receive real engagement
  • Buyers enjoy a consistent experience
  • The platform continues to deliver measurable value

In summary

  • ✔️ Communication between buyers and advertisers is always direct
  • ✔️ It happens through Terra Costa Rica’s official channels
  • ❌ External links, phone numbers, emails, or WhatsApp details are not allowed in listing descriptions
  • 🎯 This protects data quality, user experience, and platform value
  • 🚀 It enables a stronger, more reliable real estate ecosystem

At Terra Costa Rica, we are building more than a listings website.
We are creating a modern real estate ecosystem, designed to grow with its users.

If you have questions or would like to explore available options, our team will be happy to help.
