Frequently Asked Questions

General

Terra Costa Rica is a real estate listing platform where property owners, real estate agents, and agencies can advertise properties for sale and rent throughout Costa Rica.

Buyers, renters, agents, and agencies can explore listings, compare options, and contact advertisers directly to move forward with real estate opportunities.

No. Terra Costa Rica does not charge commissions if you sell or rent a property to a client who found you through our platform. All negotiations and transactions take place directly between you and the client.

Go to the Sign Up section, complete the registration form, and confirm your email address. Once your account is activated, you can log in and publish your first property listing.

Our team will review your listing and, once approved, it will be published in both English and Spanish on TerraCostaRica.com and shared on our official Facebook and Instagram pages.

We continuously work to improve the visibility of Terra Costa Rica listings and property catalogs in major search engines such as Google and Bing. We also invest in advertising campaigns across META platforms to increase exposure and generate opportunities to connect with potential clients.

Potential buyers and renters can contact you directly by email, phone call, or WhatsApp. Terra Costa Rica does not participate in the negotiation or act as an intermediary; all communication is directly between you and your client.

Visitors interested in a property for sale or rent can contact the advertiser directly using the tools available on each listing: phone call, WhatsApp, or email, depending on the contact information provided by the advertiser.

Listing Types

We offer Standard Listings: free listings that include a bilingual property page with title, description, up to 7 photos, and property tags.

Premium Package: this upgrade converts a Standard Listing into a Premium Listing. It allows up to 100 photos, interactive-map placement, links to videos hosted on YouTube, Vimeo, or DailyMotion, no third-party advertising within the listing, and additional exposure across Terra Costa Rica. The current price is US$20 for 6 months.

Featured Package: this upgrade gives the listing higher-visibility placement across the website and its property catalogs. The current price is US$20 for 6 months.

Yes. The Standard Listing is free and includes a bilingual property page, up to 7 images, and property tags. If you need additional tools and exposure, you can upgrade the listing to Premium from your admin dashboard.

With a Premium Listing, you get:

6 months of publication
Up to 100 photos
Placement on interactive maps
The option to link videos hosted on YouTube, Vimeo, or DailyMotion
A cleaner experience for your clients, since Premium Listings do not display third-party advertising.
Greater reach, since your listing can be promoted within Standard Listings from other users.

With a Standard Listing, you can publish up to 7 images. With a Premium Listing, you can add up to 100 images. We recommend using horizontal photos. We optimize the images for you, so you do not need to worry about file size.

First, complete your Standard Listing and submit it for review. Once it has been approved, you can apply the Premium Package from the Manage option on the listing page. Follow the steps, complete the payment, and the system will send you the corresponding payment confirmation. You can then complete the additional tools available for the Premium Listing.

The Premium Package costs US$20 for 6 months. The Featured Package costs US$20 for 6 months. Both upgrades can be purchased individually without a membership.
